5 Top Tips to Add Value to Your Home

Whether you’ve moved into a brand new house or have chosen a bit more of a project that needs some work, there are always ways that you can add value to your property.

When I moved into my current house back in July 2020 there was one thing that I knew I would definitely need; more living space! For those who don’t already know, I have 3 labradors which take up a lot of space and the living area wasn’t really big enough for myself, my roommate and the dogs and all their paraphernalia.

So, before I had even moved in I knew I would want to increase the living space with a conservatory – giving us enough space for humans and canines alike. Although at the time, the need for a conservatory was more about increasing the living space, of course, it has also added value to my home.

Today I am going to run through a few ways that you can add value to your home too!

Increase living space

It won’t surprise you that my first top tip is about adding more living space to your home! From converting a garage or cellar to adding an extension or conservatory, there are several ways to lure buyers in by adding valuable living space to a property.

If you have a drive or a parking space outside, it makes sense to transform your garage into a living space. Did you know that converting a cellar doesn’t require planning permission unless you live in a listed building? If you’re lucky enough to have some underground space why not make the most of it with a movie room or utility space? Conservatories go some way to increase the listed measurements of your property, and again don’t necessarily need planning permission.

Make the kitchen bigger

One thing I wish I could do in my house is to increase the kitchen space. I have a small galley-style kitchen and although it’s perfectly well designed, I would love to be able to remove a wall and extend it into the living space to make an open plan kitchen with a large island as a barrier between the cooking and living spaces.

Single-storey side-return extensions can be a smart option for terraced and semi-detached properties and are usually permitted developments. Just make sure to replace any lost natural light with roof lights or a glazed roof otherwise you will end up with a dark, gloomy space. Research builders to find the best company for you.

Use your loft space

My parents have a huge loft space and have spent many years debating the pros and cons of extending up there to add some more bedrooms. Adding a bedroom and en-suite is usually a safe bet for adding value, providing you don’t detract from any existing spaces. If you are worried that a loft conversion could be complicated then don’t worry, there are lots of options ranging from simple roof light conversions to pricier mansard conversions if more structural work is required.

Most loft conversions are classed as permitted developments and don’t require planning permission as they use what’s already there – but it’s always a good idea to check with your local authority before pressing ahead. If I had a larger loft space in my house this would definitely be something I would consider – I’d love a master suite in the loft complete with a bathroom and dressing room!

Consider your boiler

Efficient heating can reduce energy bills and appeal to the modern buyer’s environmental expectations. New buyers will always check the environmental report for a property to see which band it sits in and being able to boast that your house has a brand new central heating system or boiler will be a big tick in the pro column for anyone looking to buy.

Alongside a new boiler and radiators, you can also improve efficiency by sealing drafts, replacing windows and adding loft insulation. Not only do these have an impact on your bills but will also be kinder to the environment. My current house came with solar panels which produce electricity, but I am always on the lookout for ways to reduce my impact.

Spruce up the garden

Having impressive outdoor space can help to seal a deal, especially given people’s collective experiences in lockdown where everyone was clamouring for some outdoor space when they weren’t able to leave their homes. A simple tidy up may go a long way, why not prune back bigger trees and plants, add some colourful flowers and powerwash your patio?
